In order to access the subsidized mortgage bonus for under 36s, one of the requirements is an ISEE of up to 40,000 euros.
With the disappearance, in 2024, of the tax breaks provided by the first home bonus under 36, young people who intend to purchase a property will only be able to benefit from the mortgage bonus.
The latter allows you to have a mortgage with state guarantee on 80% of the value of the property as long as the requested amount does not exceed 250,000 euros.
Among the essential requirements to be able to access it, however, there is the ISEE which must not exceed 40,000 euros.
But what is the "Isee" model to present? Is the ordinary one okay or can the current one also be presented? The mortgage bonus in question is particularly important and has also been scheduled for 2024.
It is a measure that allows many young people who are unable to give credit institutions the right guarantees to obtain the mortgage, to be able to request it with a guarantee state up to 80% of the value of the house you intend to purchase.
So let's see which ISEE model to present to obtain the benefit.
Which ISEE must be presented for the youth mortgage bonus? To access the loan relief for the purchase of a first home for under 36s, you must meet two requirements: age: be under 36 at the time of purchase; the ISEE cannot exceed 40,000 euros.
It should be clarified that the benefit, as well as for those under 36, is also provided for other categories of applicants such as: young married couples or cohabiting couples who have formed a household for at least 2 years; single-parent families with minor children living together; tenants of accommodation owned by independent public housing institutions, however named; All clarifications regarding the ISEE linked to the under 36 mortgage bonus can be found in circular no.
12 of the Revenue Agency, published on 14 October.
In general, the ISEE model to be presented is the ordinary one.
The value taken into consideration is calculated on the basis of the income received and assets owned in the second calendar year preceding the presentation of the DSU (Single Replacement Declaration).
In practice, therefore, for deeds stipulated in 2024, the ISEE refers to income and assets of 2022.
Furthermore, it is necessary to request the DSU at a time prior to or at the same time as the signing of the notarial deed of purchase.

Circular no.
12 of the Revenue specifies that it is possible to take advantage of the bonus even by presenting the current ISEE, but in which cases is it used? In general, the current ISEE model, referring to the last 12 months, is used when there has been a significant change in the working (and therefore economic) situation in the last year, a change which therefore would not be recorded by the ordinary ISEE.
The current ISEE can be requested by the taxpayer if one of the following cases occurs: suspension, reduction or loss of work activity; the interruption of social security, welfare and compensation treatments; a decrease of more than 25% in overall family income (compared to the ordinary ISEE); a decrease of more than 20% in the financial situation (compared to the ordinary ISEE).
The current ISEE, unlike the ordinary one, in the event of a change in only the income component, has a reduced validity (six months from the date of presentation of the DSU replacement form).
In the case of updating only the patrimonial component, or both the income and patrimonial components, it is valid until 31 December of the year of presentation of the replacement form of the DSU.
